Villa Romantica is a historic villa with a private pool overlooking the Borromean Gulf on Lake Maggiore. Built on the site of an ancient monastery and surrounded by a beautiful 1.5-hectare historic garden, it combines original architectural features and family antiques with elegant contemporary comforts.
The estate sleeps up to 16 guests, with 12 in the Main Villa and 4 in two independent guesthouse apartments, Main Villa and Guesthouse are rented exclusively together. A resident staff member is available to assist guests and occupies a separate private unit on the top floor of the villa, with an independent entrance from the loggia.
Located within walking distance of Baveno village and the lakefront, and just 5 km from Stresa, Villa Romantica is ideally located for exploring the Borromean Islands and Lake Maggiore.

The property is arranged across several levels, with stairs and garden paths, and is therefore not suitable for guests with walking difficulties. A local railway line runs approximately 250 m from the property, below the villa and screened from the grounds.

Outdoor

Villa Romantica's historic garden is the heart of the estate.
Designed in the 1920s by French philosopher Maurice Blondel (1861–1949), the approximately 1.5-hectare enclosed garden is divided into three distinct landscape styles: a formal Italian garden, an English rose garden and a Japanese water garden.
Mature vegetation includes camellias, azaleas, peonies, Japanese maples, cedars, chestnuts and a spectacular camphor tree.
A private garden path descends through the grounds to the swimming pool, while the historic Andalusian courtyard offers a characterful setting for outdoor meals and gatherings.

Services

Daily housekeeping is included in the rental and provided by a resident member of staff. He is also available to prepare daily breakfast at an additional charge.
More additional services can be arranged upon request, including private chef and cook services, cooking classes, breakfast, private transfers and boat tours.

LOCATION
Villa Romantica is located approximately 500 metres uphill from the centre of Baveno, a pleasant lakeside village with restaurants, bars, grocery shops and a lakefront promenade.
Its position provides easy access to the principal attractions of Lake Maggiore, while Stresa is only approximately 5 km away.
The area is particularly well connected for exploring the lake by ferry, as well as for excursions towards Milan, Lake Orta and Switzerland.

GUESTHOUSE – UPPER FLOOR Approx. 80 sqm- Up to 2 guests
Total accommodation: approximately 760 sqm.
The Main Villa and Guesthouse are rented together and cannot be booked by separate groups.


THE VILLA
The main villa develops on 3 floors. There are 3 bedrooms areas for a total of 6 bedrooms and 3 bathrooms. Each group of bedrooms (A), (B), (C) shares a bathroom. Not suitable for people with walking difficulties. Please notice that fireplaces are not working. There is an iPod player, a stereo, TV, one PlayStation. The villa has no AirCo but the combination between the thick walls and the shadow of the centuries-old trees in the surrounding garden keep the air temperature inside very pleasant. Fan in every bedroom. Hairdryer in every bedroom.

GROUND FLOOR
Entrance hall.
Living room with access to the garden and to the Andalusian patio, table for 8 pax, two comfortable sofas, decorative fireplace, TV (Sky).
Fully equipped spacious kitchen: 6-burner stove, electric oven, large fridge with freezer and ice maker, dishwasher, coffee maker, toaster, grill, table for 6 people.
Andalusian spacious courtyard with tables for 14/16 people.
Toilet room (WC, 2 washbasin).
Laundry (access from the patio), washing machine. Please note: the staff has access to the laundry.

SECOND FLOOR
Master bedroom (A) with lake view. Ceiling fan.
Twin bedroom (A - beds cannot be pushed together) accessed by the patio.
Bathroom (A) with tub and handle shower (this bathroom can be accessed directly by the two rooms).
Sitting room. Twin/Double bedroom (B) lake view - the beds can be pushed together.
Twin/Double bedroom (B) with a study room – (the room features 2 levels: study room with desk, TV, and printer with the twin/double bed in the loft upstairs - view towards the village - the beds can be pushed together). Ceiling Fan.
Bathroom (B) with shower.

THIRD FLOOR
Double bedroom only (C) lake view and access to the terrace.
Twin/Double bedroom (C) lake view and access to the terrace (this bedroom can be accessed only from the terrace or through the other bedroom - the beds can be pushed together).
Bathroom (C) with shower (the bathroom can be accessed only passing through the twin bedroom).
The interiors are bright and nicely furnished.
Please note: the very nice and well-behaved caretaker lives on the top floor of the property in a separated unit with an independent entrance.

THE GUESTHOUSE
The Guesthouse (of overall lower level in respect of the main villa) has a beautiful outdoor private area and develops on 2 levels featuring 2 apartments, (approx 80 square meters each).
Please note that the kitchens in each apartment are not available for cooking (all kitchen equipment has been intentionally removed).
The fridges can be used for cold beverages and ice.
Ground Floor unit: Living area with sofa and kitchenette (with dishwasher), twin bedroom (beds cannot be pushed together), bathroom with shower, washing machine.
Upper Floor unit: Lake view living area with sofa and kitchenette (with dishwasher), double bedroom, bathroom with tub and handle shower.

Please note: the main villa and the guesthouse CANNOT be rented by different groups. The guesthouse will be rented only together with the main villa. Occasionally the very discreet owner and his wife will use one of the units. In this case, a small part of the garden, the one in front of the guesthouse, will not be accessible.
