Booking Conditions 2025-2026
By confirming the booking, the guest acknowledges and agrees to all rules and conditions established by the owners.
• Payments & Cancellations: All payments must follow the agreed terms and are non-refundable under any circumstances.
• Accessibility: Any mobility or accessibility concerns must be communicated at the time of booking.
• Occupancy: The total number of guests (including infants) must match the booking confirmation.
• Check-In: Between 4:30 PM and 7:00 PM unless otherwise agreed. Staggered arrivals must be communicated in advance.
• Registration: Only registered guests are permitted on the property. Substitutions, unregistered visitors, or subletting are strictly prohibited.
• Security Deposit: A security deposit must be paid in cash or by wire transfer at or before check-in, in accordance with house rules. Entry may be denied if unpaid. Failure to be present at check-out may result in forfeiture of the deposit refund.
• Extra Charges: Heating, Air Conditioning, and other listed fees are payable on-site in cash.
• Please note: Energy costs in Italy are significantly higher than in many other countries. Therefore, when air conditioning and/or pool heating are not included in the rental price, the owner reserves the right to request a mid-week payment from the guest to compensate for excessive or ongoing energy consumption, prior to check-out.
• Complaints: Any issues or complaints must be reported during the stay. Claims made after departure will not be accepted.
• Liability: Guests are fully responsible for any damages, fines, or injuries occurring during their stay. The owner cannot be held liable except in cases of proven negligence.
• Property Care: Guests must respect the property, turn off lights and A/C when not in use, and follow recycling and waste disposal rules. Additional cleaning or damage repair may result in extra charges.
• Conduct: Respectful and considerate behavior is required at all times. Misconduct or disturbance may result in eviction without refund.
• Events & Commercial Use: The property may not be used for events, parties, or commercial purposes without prior written consent. Unauthorized use may result in financial penalties.
• Amenities: All amenities are used at the guest’s own risk.
• Pool Use: The pool is reserved exclusively for registered guests. There is no lifeguard on duty. Children under 14 must be supervised by an adult at all times. No glass, food, rough play, or non-inflatable objects are permitted in the pool area.
• Pets: Pets are not allowed unless prior written approval has been obtained from the owner
Notice: Role of EsteVillas
All reservations are handled exclusively by independent travel agents, who source clients, liaise with property owners, and confirm bookings under the owner’s terms.
EsteVillas Srl is not involved in sourcing clients, introducing guests to owners, or finalizing any contracts. It is not a party to any booking and does not act as an intermediary, broker, or online booking portal.
EsteVillas’ role is strictly limited to advisory and support services, including on-site inspections and area consultancy. The rental contract exists solely between the guest and the property owner, with all payments collected by the travel agent on the owner’s behalf.
