Reservation Policy & Guest Responsibilities Set by the Owner
By confirming the booking, the customer agrees to comply with all applicable Italian laws, rules, and property regulations during his stay. The following rules apply:
CANCELLATION POLICY All payments are non-refundable
In case the customer cancels their reservation, the following cancellation charges will be applied:
- 100% of the rental price if the cancellation is made prior to the arrival or in case of no-show.
About the Property
• As a private residence, the property may not meet public accessibility standards and may not suit guests with mobility challenges. Accessibility concerns must be disclosed at booking, as complaints on this basis will not be accepted afterward.
Occupancy
• The total number of guests, including infants, must not exceed the maximum stated in the booking confirmation.
Check-In & Registration
• Check-In Times: Arrivals must be scheduled between 4:30 PM and 7:00 PM. Late key collection cannot be guaranteed.
• Guest Registration: As required by Italian law, only guests registered through the Police Portal may access the property. Staggered arrivals must be notified in advance to ensure proper registration.
• Prohibited Actions:
o Hosting additional guests/visitors or substituting group members is not allowed.
o Subletting or replacing the rental group is strictly prohibited.
Security Deposit
• Payment: A security deposit is required at check-in and will be refunded at check-out, less deductions for damages or additional charges. Unless otherwise specified, the security deposit must always be paid in cash.
• Denial of Access: The owner reserves the right to deny entry if the security deposit is not paid.
• No Check-Out Attendance: Failure to attend the check-out inspection may result in forfeiture of the full deposit.
Extra Charges
• Pre-Stated Fees: Additional costs mentioned in the property description must be paid in Euros/cash at check-in.
• Usage-Based Fees: Expenses such as heating and air conditioning will be calculated and settled before departure.
• Optional Services: Services like maid or cook assistance can be arranged upon request and paid on-site.
Complaints
• Reporting: Issues must be reported immediately for prompt resolution.
• Compensation: Only complaints raised during the stay will be considered. Post-stay complaints cannot be addressed.
Liability
• The customer is responsible for damages, injuries, or fines caused by his actions or those of their group.
• The owner is not liable for theft, loss, or personal injuries unless proven to result from willful misconduct or gross negligence.
Care of Property
• The property and its contents must be treated with care. Doors and windows should be secured when leaving.
• Given the high cost of energy and the ongoing energy transition, all lights and air conditioning must be turned off when leaving a room or the house.
• In line with European regulations on safeguarding the planet's resources, water usage should be optimized, including the responsible use of washing machines.
• Recycling is mandatory in Italy. The customer must follow provided guidelines to avoid fines or extra fees.
• Any damages must be reported and reimbursed if requested. Additional charges may apply for excessive cleaning or repairs
Conduct
• Guests must behave respectfully. The rental signatory is responsible for the group’s conduct.
• Misconduct may result in immediate eviction without compensation.
Events
• Parties, weddings, or other events require prior written consent from the owner.
Use of the Property
• Filming or photography for commercial purposes is prohibited without prior documented permission.
Use of Amenities
• The use of facilities like the pool, hot tub, beach, boats, bikes, vehicles, or fireplaces is at the customer’s own risk.
Pets
• Introducing any pet or animal into the property is strictly prohibited without the prior written approval of the owner.
Pool Rules
Guest Use Only
• The pool is exclusively for registered guests.
Safety
• Use the pool responsibly. No lifeguard is on duty.
• Prohibited actions include running, diving, rough play, or introducing any items (except children’s armbands).
• Eating or drinking in the pool is not allowed.
• Glass items are strictly prohibited in the pool area for safety reasons.
Hygiene
• Guests must shower before entering the pool to maintain the filtration system.
Children
• Children under 14 years of age must always be supervised.
Hours and Closures
• Pool hours must be observed. The pool may close for cleaning or during adverse weather.
Liability
• The owner is not responsible for accidents, injuries, or lost items in or around the pool.
